Good afternoon, everyone. The city is unsympathetic to those whose property taxes have climbed... A new law could cap property taxes in cities across the state... And who's getting arrested in Memphis?

👊 Property Taxes Punching Down Nearly 20,000 people across Nashville have filed informal appeals following a 45 percent median rise in property values across the county. According to Fox17, two-thirds of the requests were denied reappraisals by the County Assessor’s Office. Paired with the mayor’s property tax increase passed by the council, local home and business owners are feeling the pinch.

“Do we only want corporate national businesses in downtown Nashville or all over the city?” asked Carey Bringle, owner of Peg Leg Porker BBQ. “Because that's what we're about to have, because they're the only ones that can afford this.”

Bringle told Fox17 that his tax payments have increased 800 percent since 2013. “It'd be one thing if we were getting services that were appropriate for the amount of money that we're having to pay down here downtown,” he said. “But we're not.”

💸 Beacon Pushing For Property Tax Cap “Nashville recently raised property taxes by 26 percent, Kingsport by 24 percent, and Mt. Juliet by a whopping 164 percent,” wrote Beacon Center of Tennessee CEO Justin Owen in a blog post last month. “More and more cities, counties, and school districts are raising property taxes at alarming rates.”

In 2024, Owen joined Conservative economist Art Laffer and former chair of Tractor Supply Joe Scarlett in an attempt to establish a cap for local property tax increases. During this spring’s General Assembly legislative session, it’s likely we’ll see another push for a statewide limit on property tax hikes once again. 

“Our latest Beacon poll shows 70 percent of voters want property taxes limited or banned,” disclosed Beacon’s Kylie Walker in video. “This isn't about politics. It's about protecting Tennesseans from being pushed out of their own homes. It's now time for a statewide property tax cap. Join us in the fight to protect Tennessee homeowners.”

The Clock’s Ticking on Zoning & CIB Suggestions In light of recent pushback against a string of zoning bills that primarily prop up density as an affordable housing solution, there will be a community meeting explaining the proposed zoning changes arising from the Housing and Infrastructure Study.

On Monday, Council Members Sheri Weiner, Thom Druffel, Sandy Ewing, Jason Spain, Zulfat Suara, and Olivia Hill will join the Metro Nashville Department of Planning during its presentation. If you’d like to attend, their meeting starts at 6 p.m. at James Lawson High School.

It’s also that time of year when council members will submit their capital improvement budget requests. Nashvillians are encouraged to submit suggestions to their representatives before the deadline on December 15.

Reminder: The CIB is a planning tool to help prioritize and coordinate long-term investments. The recommended submission deadline for constituents is around the end of October, and Nashivillians can suggest improvements for Metro facilities, equipment, and infrastructure. The investments must have a lifetime greater than 10 years and cost more than $50,000.
